SB-326 Condominium Inspection

On August 30, 2019, Senate Bill No. 326 was approved by the California Governor, requiring associations in ownership of a condominium with three or more multifamily units to get their building inspected for compliance with safety regulations and standards. Specifically, the bill calls for a report on the load-bearing components and waterproofing systems of any exterior elevated elements, detailing the remaining lifespan of each component based on its current physical condition.

What will be inspected?

The "load-bearing components" that are required to be inspected include any support structures that hold up a walking surface more than six feet above the ground that are specifically made of entirely or mostly wooden materials. This commonly includes the support beams that hold up decks, patios, balconies, stairways, and any upper floor walkways on a multiple story building. Of course, our team will be comprehensive in their inspection and work with you in order to better understand the parts of your unique building that will be included as part of the report.
